A few things that could help you sell for a better price to the best buyer!
When we look at buying a home there are many things we look for that may not be highlighted by the selling agent on viewings and brochure. These key points can be really important for a buyer and make your property the one of choice so we will look through a few.
Broadband speed. If there is one thing that lockdown has thought us it is that we use broadband a lot more than we think and if we work from home or home school it is vital. The question is usually “is your broadband good?” And let's face it you will probably reply yes. But if the broadband is good it is better to be able to say “yes its 80mbs per second and we have always been able to stream and use zoom etc. really easily”. you can check you broadband speed at https://checker.ofcom.org.uk/broadband-test.
If your broadband is slow, speak to your provider about how to increase your speed. It could get that sale for you by adding a great sales benefit.
Fix it don’t hide it. All homes need maintenance, it is normal but getting key jobs done prior to selling can help you get more for your home and avoid putting buyers off. If you feel there may be a larger job that you can't do prior to selling, getting a quote before marketing is also a good idea. Preparing for every viewing is a really important part of the selling process. The buyer is looking forward to a nice viewing experience and preparing is vital. Could moving furniture help create more space? Always take the dog out for viewings if you have one (not everyone likes dogs). Homes are to be lived in and buyers don’t expect and empty home.
