So how are you preparing for it?  You’ve inspected, checked and cleaned your house thoroughly, you have made sure everything’s in place and ready, after all you only have one chance to impress the viewers.

Now relax. Showing your house to home buyers is especially easy when you’re not trying to sell to them, just be yourself. This is a good opportunity to get personal – homebuyers will want to see more than just the photos they have already seen in the advert and will want to ask you questions.

As you move throughout the house, don't be on their heels, not only should we social distance but its off putting to have someone in your space. Make sure the house is well aired and well lit by opening windows (during nice weather) and positioning all the curtains and blinds to show maximum sunlight. A dark house, especially when it’s a big house, will create the effect of gloom and depression; not exactly the kind of house people want to buy.  Make sure any dogs are taken out (not everyone likes dogs) and use air fresheners if you have pets and make sure the garden is clear of dog mess.

Position furniture so that viewers can walk around easily without squeezing through doorways etc. creating the idea of space is really important for every viewing, a quick tidy up of children's toys will pay dividends in the end.

Last of all, if an agent is showing your house to buyers, try as hard as you can not to be at home. Homebuyers tend to feel like intruders when they’re checking details of a house with its owners watching they will be honest to the agent if you are not in but too many people in the house may make it feel small.
